What a locksmith does on a garage door

A garage door has two separate systems, and only one of them is locksmith work. The lifting system, springs, cables, drums, tracks and panels, is a garage door company job. The locking and access system, T-handle and slide locks, the cylinder, the keys, the keypad, the side door and the opener lockout, is ours.

We stay on our side of that line on purpose. It is the reason this page does not quote a spring price: a locksmith quoting for torsion springs is a locksmith about to subcontract you, and you would be paying for the middle.

What we handle

  • T-handle and slide lock repair and replacement.
  • Garage door cylinders rekeyed, or keyed alike to the house.
  • Garage keys cut, including cut to code when the key is lost.
  • Keypad and opener lockouts, and side-door lockouts.
  • Side and service door locks, closers and strike alignment.
  • Roll-up and shutter locks on commercial units.

Garage door locks, T-handles and keys

The T-handle in the middle of an older sectional door is a standard cylinder in an awkward housing. When it seizes, and on the coast they seize, the usual causes are corrosion in the plug, a bent spindle, or slide-lock bars that have drifted out of alignment with the track.

Repairs are the same work as any cylinder: strip, clean, restack, realign. A rekey is $25-$45 per cylinder, so a garage door can be brought onto the same key as the house rather than living on its own key in a drawer. If the housing itself has failed, a replacement lock is a lock change at $80-$160 a door.

Lost the garage key entirely? It can be cut to code or by decoding the cylinder: see key cutting in Vancouver. Bringing the whole property onto one key is covered at lock rekey.

Keypad, opener and side-door lockouts

The common garage lockout is not a broken lock. It is a dead keypad battery, a forgotten code, an opener that has lost its remotes, or a side door that was deadbolted from inside while the main door was the only way in.

We open the side door non-destructively where we can, get you back into the garage, and then deal with the cause: a new cylinder, a rekey, a keypad reset, or an external emergency release fitted properly rather than a hole drilled through a panel. Overnight and weekend calls are quoted before dispatch: after-hours labour starts at $150 between 5pm and 9pm and runs $250/hour from 9pm to 8:30am.

House and business lockouts are $80-$160 in standard hours: see emergency locksmith.

Springs, cables and panels: what we refer out

If the door will not lift, if a cable has jumped the drum, if a spring has snapped with the bang the whole street heard, or if a panel is buckled, that is a garage door company and not a locksmith. Call one directly rather than paying us to call one for you. We will say so on the phone, before anyone is dispatched, rather than turning up and charging a service call to tell you.

What we can still do on those jobs is the security side once the door is moving again: rekey the new hardware, cut keys, fit a proper side-door lock, or secure the opening overnight while you wait for the spring crew.

Garage door questions, Vancouver

Do you replace garage door springs?+
No. Springs, cables, drums, tracks and panels are garage door company work, and we will tell you that on the phone rather than charge a service call to tell you at the door. We handle the locks, the keys, the keypad and the side door.
My garage T-handle lock will not turn. Can it be fixed?+
Usually yes. Coastal corrosion in the plug, a bent spindle or misaligned slide bars are the common causes, and all three are repairable on the door. A rekey is $25-$45 per cylinder if the cylinder is sound; a replacement lock is $80-$160.
Can the garage be put on the same key as the house?+
Yes, where the cylinders share a keyway family. That is a rekey at $25-$45 per cylinder, and it is the single most requested garage job we do.
I have lost the only garage key. What now?+
The key can be cut to code, or the cylinder decoded on site and a fresh key cut from it. Key cutting is $5-$15 on a standard blank and $8-$30 on a specialty blank.
Can you get me into a locked garage tonight?+
Yes, non-destructively wherever the hardware allows. Lockouts are $80-$160 in standard hours; after-hours labour starts at $150 from 5pm to 9pm and runs $250/hour from 9pm to 8:30am, quoted before dispatch.
Do you cover commercial roll-up and shutter doors?+
Yes. Roll-up and shutter locks, side service doors and their closers are standard commercial work, with lock changes at $80-$380 per door by hardware type.
