Security trends across Vancouver neighbourhoods

Greater Vancouver is not one security profile. The pattern of break-ins, the housing stock, and the right hardware look different in Kitsilano than they do in Burnaby Heights or downtown Yaletown. This guide pulls together what we see on calls — neighbourhood-by-neighbourhood — over a typical year.

The common thread is that most properties get broken into through the path of least resistance. In single-family neighbourhoods that's a back door, a garage entry door, or an unlocked side gate. In condo towers it's a piggyback into the lobby followed by a unit door defeated by knob-bumping or a quick pry. The right upgrade depends on which path your home or building exposes.

Neighbourhood security snapshots

Kitsilano and Point Grey

Mix of 1920s-1950s character homes and newer infill. Most calls are post-purchase rekeys, original hardware that's never been changed, and slider-door secondary locks. UBC student rentals along West 10th and Broadway need rekeys at every term-end.

Mount Pleasant and Main Street

Older single-family stock plus a wave of new condo developments. Character homes on the side streets get the most break-in calls — original hardware, hollow-jamb doors, easy slider entry. Strike-plate reinforcement and slider locks are the standard upgrade.

Burnaby Metrotown and Brentwood

High-rise condo density. Lobby and parkade tailgating is the entry vector. Unit-door upgrades to Mul-T-Lock or Medeco restricted keyways give individual residents real key control even when the building's master keys are out in the wild.

North and West Vancouver

Larger lots, more lane access, dog-walked streets. Garage-door entry from the back is the common path. Reinforced garage entry door + Schlage Encode keypad on the man-door is the typical upgrade we install on the North Shore.

Surrey and Langley

Newer construction, two-car garages, and more property at the perimeter. Builder-grade hardware on every door is the rule. We do whole-house rekey + Grade 2 deadbolt swap as the default move-in package.

Richmond and Steveston

Mix of older single-family and gated complexes. Restricted keyways are a popular upgrade in the gated communities — strata gives every owner key control without management holding everyone's master.

Why It Matters

Understanding Vancouver's Security Landscape

Every Block Tells a Different Story

Vancouver is one of Canada's most vibrant cities, but its diverse neighbourhoods each face distinct security challenges. A ground-floor condo in Yaletown deals with different threats than a heritage home in Kitsilano or a mixed-use building on Commercial Drive. Understanding the security profile of your neighbourhood is the first step toward protecting your property effectively.

At Safe & Secure Locksmith, we have served Metro Vancouver since the 1990s. Over three decades, we have worked inside thousands of Vancouver homes, businesses, and strata buildings. That hands-on experience gives us a clear picture of which security measures work best in each part of the city.

This guide covers eight of Vancouver's most popular neighbourhoods. For each one, we outline the dominant property types, the security challenges residents face most often, and practical recommendations you can act on today. Whether you are a long-time homeowner, a new renter, or a business owner, this resource will help you make informed decisions about locks, keys, and overall property security.

Neighbourhood-by-Neighbourhood Breakdown

Downtown Vancouver & Gastown

High-Density Urban Core

Downtown Vancouver and the historic Gastown district are defined by high-rise condominiums, heritage conversion lofts, and a dense mix of retail and hospitality businesses. The sheer volume of foot traffic creates unique security considerations that low-density neighbourhoods simply do not face.

Condo residents in Downtown often rely on building fob systems and shared amenity locks. When fobs are lost or sto

Neighbourhood security FAQs

Is my neighbourhood actually high-risk?

Vancouver Police publishes monthly break-in stats by neighbourhood at vpd.ca. Useful, but the bigger predictor is your own property — back-lane access, ground-floor windows, garage entry door, lighting at dusk. Two houses on the same block can have very different risk profiles based on how they're laid out.

What's the most common break-in entry point?

Across Greater Vancouver — unlocked side gate plus unlocked back door, in that order. Of the locked-door breaches, kicked-in front or back doors with builder-grade strikes lead. Reinforcing strikes alone deters a large share of attempts.

Do break-ins really spike during summer holidays?

Yes — June through August sees a measurable lift in residential break-ins, especially in single-family neighbourhoods where multiple homes on a block are away. Smart locks with auto-lock + door sensors give you remote verification while you're at the cottage.

How fast can you get to my neighbourhood after a break-in?

20-30 minutes from our 4105 Macdonald Street shop to most of Vancouver and Burnaby. North Shore is 25-40 minutes through the bridges. Surrey, Langley, and Maple Ridge are 40-60 minutes off-peak. We dispatch 24/7 with no surcharge inside our service area.
