Greater Vancouver is not one security profile. The pattern of break-ins, the housing stock, and the right hardware look different in Kitsilano than they do in Burnaby Heights or downtown Yaletown. This guide pulls together what we see on calls — neighbourhood-by-neighbourhood — over a typical year.
The common thread is that most properties get broken into through the path of least resistance. In single-family neighbourhoods that's a back door, a garage entry door, or an unlocked side gate. In condo towers it's a piggyback into the lobby followed by a unit door defeated by knob-bumping or a quick pry. The right upgrade depends on which path your home or building exposes.
Mix of 1920s-1950s character homes and newer infill. Most calls are post-purchase rekeys, original hardware that's never been changed, and slider-door secondary locks. UBC student rentals along West 10th and Broadway need rekeys at every term-end.
Older single-family stock plus a wave of new condo developments. Character homes on the side streets get the most break-in calls — original hardware, hollow-jamb doors, easy slider entry. Strike-plate reinforcement and slider locks are the standard upgrade.
High-rise condo density. Lobby and parkade tailgating is the entry vector. Unit-door upgrades to Mul-T-Lock or Medeco restricted keyways give individual residents real key control even when the building's master keys are out in the wild.
Larger lots, more lane access, dog-walked streets. Garage-door entry from the back is the common path. Reinforced garage entry door + Schlage Encode keypad on the man-door is the typical upgrade we install on the North Shore.
Newer construction, two-car garages, and more property at the perimeter. Builder-grade hardware on every door is the rule. We do whole-house rekey + Grade 2 deadbolt swap as the default move-in package.
Mix of older single-family and gated complexes. Restricted keyways are a popular upgrade in the gated communities — strata gives every owner key control without management holding everyone's master.
