The number, and the caveat

Replacing a door handle or a lockset in Vancouver is $80 to $160 installed, plus the hardware itself. Hardware is the wide part: a basic residential knob or lever is inexpensive, a matched handleset with a deadbolt is more, and a commercial mortise lockset is a different category again. The caveat matters more than the number. On a large share of the calls we take for a broken handle, the handle is not broken.

Three faults that look identical

A door that will not latch, sticks, or needs a shoulder to close feels like a hardware failure from the inside. It is usually one of three things.

The latch is fine and the alignment is not

Wood doors move with the seasons and Vancouver is a wet city. A door that closed cleanly in July can bind in November because the frame has taken up moisture. The latch is hitting the strike plate above or below the hole. Nothing needs replacing; the strike needs moving a few millimetres, or the hinges need shimming.

The strike plate is the weak part

Most builder-grade strike plates are thin steel held by two short screws into the door jamb, not into the stud behind it. That is the part that fails under force, and it is also the part that goes out of alignment first. Replacing it with a reinforced plate and long screws costs very little and does more for security than a more expensive handle. The spindle or the springs have worn

This one really is the hardware. A lever that droops, a knob that turns without retracting the latch, or a handle that has to be held up to work has worn internals. On a cheap set that is a replacement. On a good set it is sometimes a repairable cartridge.

Repair or replace

We will tell you which, and the honest answer is not always the more expensive one. Replace when the internals are worn, the finish has failed, the set is a builder-grade unit that will fail again, or you want to change the keying at the same time. Repair when the hardware is solid and the fault is alignment, a loose fixing or a dry mechanism.

Matching what you already have

Two practical constraints decide which handle can go on your door. The backset, meaning the distance from the door edge to the centre of the bore, is typically 60mm or 70mm on residential doors. And the bore diameter and door thickness have to match the set. Bring a photo and a tape measurement, or send them to the shop, and we will tell you what fits before you buy.

Finish matching matters too. If you are replacing one handle in a house full of matching hardware, it is usually worth sourcing the same line rather than accepting a near-match that will look wrong forever.

Doing it yourself

A like-for-like handle swap on a standard bored door is a genuinely reasonable DIY job: two screws, a latch plate and twenty minutes. It stops being reasonable when the bore has to be enlarged, the strike has to be re-mortised, the door is metal or fire-rated, or the frame has moved.

Fire-rated doors in apartment buildings are the important exception. The hardware on those is part of the rating, and swapping in a residential lockset can void it. If the door is a suite entry or a stairwell door, use rated hardware. Door repair covers the frame work.

Commercial doors
