Commercial locksmith work we do in Vancouver

Commercial work is priced per door rather than per visit, because that is how buildings are actually built. A back office on a residential-grade deadbolt and a storefront on a mortise lock with panic hardware are two different jobs, and quoting them as one number helps nobody.

We cover door hardware, cylinders, master key systems, key control and the paperwork that goes with them. We are a shop with a counter, not a dispatch number, so the same technician who surveyed your building is usually the one who comes back to service it.

Standard-hours service calls are $75. After-hours labour starts at $150 between 5 pm and 9 pm and is $250/hour from 9 pm to 8:30 am, quoted before we dispatch. The full sheet is on the prices page.

Office locksmith

The everyday office jobs: a cylinder that has started to bind, a departing staff member who never returned a key, a new tenancy that needs every lock taken off the old key, a filing room that should not be on the same key as the front door.

Rekeying an office cylinder is $25-$45 per cylinder on standard hardware and $60-$120 per cylinder on restricted high-security keyways. Changing the hardware outright runs $80-$380 per door depending on the lock: a graded deadbolt at the low end, a mortise lockset or a door with a closer and an electric strike at the high end.

Master key systems

A master key system gives each person one key that opens exactly the doors they should, while a master opens everything. It replaces the ring of eleven keys that nobody can identify and the spare set that has been missing since 2019.

Pricing is from $300 setup plus $30-$80 per cylinder on standard hardware, or $60-$200 per cylinder on a restricted keyway. The setup covers the survey, the keying chart and the registry.

The registry is the part people underestimate. We hold the chart, we record who holds which key, and a future copy needs written authorisation from a named person. On a restricted keyway the blank itself is controlled, so a key cannot be copied at a hardware store. Cutting to code on those is $30-$80 per key.

We survey the building first, agree the chart, then pin and install. Most systems are staged so the building keeps working while it is being converted.

Strata and property managers

Strata buildings and managed portfolios are steady work rather than one-off calls: common door hardware, mailbox banks, storage cages, garage access, suite turnovers and the annual round of things that have quietly stopped closing properly.

Managers run on account and get one monthly invoice instead of a receipt per visit. We keep the keying chart for the building, so a suite turnover is a phone call rather than a re-survey, and a lost common-door key does not mean rekeying a building from scratch.

Mailbox lock replacement is $40-$140 per lock. Common-door cylinders follow the same $25-$45 and $60-$120 per cylinder rekey bands as any other commercial door. For council meetings we will put the options and the costs in writing before anything is approved.

Locked out of the business

A commercial lockout starts at $80-$160 in standard hours and is quoted higher when the door carries a mortise lock, panic hardware, a roll shutter or an electric strike.

We ask for proof that you are entitled to be in the space before we open it: a lease, a business card matching the signage, a strata letter or a manager on the phone. That check protects your building more than it inconveniences you.

Keys, safes and the shop counter

Commercial key cutting runs $5-$15 ($8-$30 specialty and commercial blanks) at the counter, and restricted high-security keys are $30-$80 cut to registered code with authorisation. See key cutting.
