Rekeys and lock changes

A standard cylinder rekey is $25-$45 per cylinder on Schlage, Kwikset, Weiser and Yale hardware, with the first two keys included. Yes, by Vancouver standards. Yaletown is a dense, well lit, heavily overlooked neighbourhood, and violent crime against residents is rare. What it does have is a high volume of low effort property crime, because a few thousand people live stacked on top of a parkade with one shared door.

The pattern we see on calls is consistent. Almost nothing here is a forced suite door. The suite doors in the converted warehouses and the newer towers are solid core or steel in a steel frame, and a burglar has to get past a lobby, a camera and a neighbour to reach one. What actually gets hit is everything on the shared side of that door: parkade storage lockers, bike rooms, mailbox banks and cars parked in the stalls.

The way in is almost always a tailgated door rather than a defeated lock. Someone walks in behind a resident at the lobby or drives in behind a car at the parkade gate, then works the soft targets at leisure. That is why the fix for Yaletown is rarely a better front door lock. It is a storage locker that has a real shackle guarded padlock instead of the builder special, a mailbox with an intact cam lock, and a habit of not holding the parkade gate open.

The honest answer to give a buyer or a new tenant: your suite is fine, your locker is not. Ask the council when the parkade fob system was last audited and how many fobs are unaccounted for. A building that cannot answer that has a bigger problem than any single lock.

Yaletown for us runs from Nelson Street down to False Creek, and from Homer across to Pacific Boulevard. The named blocks we are in most often:

• Mainland and Hamilton Street. The converted warehouse blocks with the loading dock patios. Heavy original doors, a lot of mortise hardware, and ground floor retail with commercial glass entries.
• Marinaside Crescent and the seawall towers. Concrete high rises with fob controlled lobbies and large shared parkades. Fob readers, mail rooms and storage cages are most of the work.
• Pacific Boulevard and Beatty Street. Mixed towers and offices along the stadium edge, plus a steady run of commercial lock changes on the street level units.
• Davie and Drake Street, Yaletown end. Older low rise walk ups alongside newer builds, so we see both an original 1970s cylinder and a current smart lock on the same block.
• Homer and Richards Street. Office conversions and studios where master key systems and access control matter more than a single deadbolt.

Three things about Yaletown hardware come up on nearly every call, and they are worth knowing before you book.

The strata bylaw usually beats your preference. Most Yaletown buildings specify the suite entry hardware, and some run a restricted keyway so copies can only be cut against a registry with written authorization. If your building is on a restricted system, a hardware store cannot legally cut your key and neither can we without the paperwork. Restricted keys cut to a registered code are $30-$80. Converted warehouse doors are not standard doors. The Mainland and Hamilton conversions kept a lot of the original timber and steel, which means oversized backsets, mortise cases that no longer have a parts supplier, and frames that have moved. Swapping in an off the shelf deadbolt often means the door will not latch through a wet December. Fobs and keys are two separate systems. The suite key is yours, the parkade and lobby fob belongs to the building. We can rekey your suite the same day. We cannot add a fob to a building system without the manager, and any locksmith who says otherwise is either wrong or about to do something you do not want done to your building.
